Bruce Stratton
Five decades in the recording industry and more than 25 years representing real estate with specialized entertainment infrastructure.

A specialist’s path
He learned the equipment before he brokered the rooms.
Bruce Stratton’s career began inside the recording industry, selling professional equipment and learning how studios actually operate: how engineers think about signal flow, how producers use rooms, how buildout decisions affect sessions and why the wrong infrastructure can be costly to correct.
He later brought that firsthand knowledge into real estate. For more than 25 years, Bruce has represented properties where ordinary brokerage language is not enough—recording studios, production and post-production facilities, nightclubs, theaters, hospitality properties and Los Angeles homes with specialized entertainment spaces.
Career evolution
Fifty years close to the work
Bruce’s experience crosses the technical, operational and transactional sides of entertainment property.
Professional equipment and studio operations
Bruce started by selling recording equipment. That foundation taught him to look beyond a room’s appearance and ask how the console, monitoring, wiring, power, acoustics and workflow function together.
A recognized recording-studio specialist
The Los Angeles Times documented Bruce’s recording-studio real-estate specialization as early as 2000, when it identified him as a Ramsey-Shilling broker specializing in music recording studios. The coverage independently confirms that this specialty was established before Entertainment Real Estate Services received its corporate license in 2004.
Facilities built around picture and sound
Bruce’s work expanded across production, post-production, mix, screening and related creative facilities where power, isolation, room relationships, connectivity, client flow and security can shape a transaction. An archived 2021 commercial listing documents Entertainment Real Estate Services marketing the multi-room recording and post facility at 1014 Vine Street; it is cited as a property archive, not as proof of a completed transaction.
Nightclubs, theaters and hospitality
REBusinessOnline reported that Bruce represented Catalina Bar & Grill in its 2014 Hollywood lease renewal. Bruce’s own professional history also includes nightclub work involving La Cita and hospitality assignments in Malibu; no unsupported dates or transaction figures are asserted for those assignments.
Commercial and residential representation
Entertainment Real Estate Services advises owners, sellers, buyers and tenants across specialized commercial facilities and distinctive Los Angeles homes with studios, theaters, privacy and uncommon amenities.
Why the experience matters
Translate specialized value into a transaction
A buyer who understands studios asks different questions. An owner who has invested in one deserves a broker who can explain why those questions matter.
Read the facility
Identify the rooms, systems, equipment context and operating details that create utility—or risk—for the intended user.
Position the value
Explain the specialized buildout without losing sight of land, building fundamentals, permitted use, alternate use and replacement considerations.
Find the audience
Focus outreach on buyers and tenants capable of understanding and using the property, including authorized private-market conversations where appropriate.
Define the brief
Help buyers distinguish essential operational requirements from attractive but unnecessary features before the search becomes unfocused.
Bridge disciplines
Keep brokers, owners, operators and technical professionals working from a shared understanding of what is included and what still must be verified.
Stay through closing
Navigate the property, buildout, equipment and transaction questions with direct involvement from initial strategy through closing.

Experience
50 years in recording
From professional equipment to the rooms and infrastructure that support artists, engineers and producers.
Brokerage
25+ years in specialized real estate
Commercial entertainment properties, hospitality and distinctive residences across Los Angeles.
